Frasers Property, Mitsubishi Estate Plan Singapore River Luxury Project

Singapore River Redevelopment

Thai billionaire Charoen Sirivadhanabhakdi's Frasers Property has announced a joint venture with Mitsubishi Estate to develop a luxury mixed-use project along the Singapore River. Frasers Property will hold a 51% stake in the partnership, with Mitsubishi Estate owning the remaining 49%.

The development, located in the River Valley area close to Singapore's central business district, will include 407 luxury residential units, sky villas, and 184 Frasers Suites serviced residences. The project is also planned to offer various dining, retail, and lifestyle amenities, according to a press release from Frasers Property.

Project Scope and Timeline

The new development is slated for launch in 2027 and is expected to reach completion by 2031. It will occupy the site currently home to Frasers Property's Valley Point retail and office complex, alongside its Frasers Suites Singapore serviced residence.

Both Valley Point and Frasers Suites Singapore are scheduled to cease operations by March 31, 2027, as reported by EdgeProp Singapore. The entire project is designed to have a maximum gross floor area of 54,309 square metres, significantly transforming the existing commercial and residential footprint.

Expanding Partnership and Strategy

This collaboration marks a further expansion of the partnership between Frasers Property and Mitsubishi Estate. The two firms previously teamed up in April this year to submit the highest bid of S$610.8 million (US$479 million) for a residential plot in Singapore's Kallang area, a site capable of yielding 470 homes.

The new River Valley project aligns with Frasers Property's ongoing strategy of redeveloping its assets. This includes plans announced in late 2024 to replace Robertson Walk and Fraser Place Robertson Walk with a 348-unit residential condominium.
